Ranch Operations
The managing partner of Birch Creek Ranch is Carrus Land Systems of Logan, Utah. Carrus Land Systems is an organization of experienced land management professionals who share a common vision for improving ecological outcomes on a large scale.Carrus is offering up to, but no more than, four 7.5% undivided fractional ownership interests in Birch Creek Ranch. Interest in the property will be conveyed by warranty deed. Carrus, as managing partner, will manage the ranch and guarantee break-even cash flow for the investors (not including debt service.) These ownership interests will be fully saleable and/or transferable subject to Carrus’ right of first refusal. Management fees, maintenance, and general overhead expenses will be paid from cash flow generated by operating income, primarily from livestock grazing and the sale of excess hunting tags. Each investor will have access to the Birch Creek Ranch for general recreational purposes subject only to agreed upon restrictions necessary to preserve the ecological health and character of the property and avoid conflicts. Management (Carrus) is sensitive to ecological processes and strives to maintain mutually beneficial relationships between human use, wildlife, and natural functioning systems. To meet this goal Carrus has developed resource management plans based on the best information available. Carrus monitors ecological health and uses this information to better inform future management. Professional Management – Carrus uses a professional, science-based team approach. The inherent complexity in natural systems challenges individuals and organizations attempting to simultaneously manage for multiple values. Carrus’ approach is characterized by transparency, accountability, and an attitude of openness to constructive input. Carrus applies the principles of sound ranch management that have been successful at the Flying D, Deseret Land and Livestock, and Beaver Creek ranches. In the process, Carrus uses livestock as a land management tool to generate revenue, maintain legitimate agricultural Greenbelt status and ensure healthy habitat for fish and wildlife. Positive Cash Flow – Carrus will generate annual revenues adequate to cover management, maintenance and monitoring costs. Financial self-sustainability is a key component of long-term conservation. Carrus expects to create sufficient income from sustainable enterprises to offset management costs and ongoing ownership expenses, such as property taxes, week control, and basic depreciation. Personal Fulfillment – The success of the project cannot be complete without the satisfaction of the owners. Our partners will realize tangible personal, social, and financial benefits throughout the achievement of the property’s mission and vision. Using sound science and ethical sportsmanship, we will maintain well managed wildlife populations and provide quality recreational opportunities for our partners. This includes recognition of superior environmental stewardship, personal responsibility for collective outcomes, and a sound, fluid investment.
