Ranch Operations
The ranch is currently leased to an adjoining rancher for pasture to graze cattle. Water rights are abundant and can be used to grow grass for forage and pasture and could be converted for hay production. Perhaps the best use of the water is to create ponds, lakes and wetlands for additional habitat for fish and wildlife.Water Rights
There is abundant water on the ranch with 14 cfs of water in two ditches from Willow Creek. Current landowner is in discussions with the Natural Resource Conservation Service to improve the headgates, flumes and ditches. The water may be converted to develop fishing ponds and lakes as well as wetlands for wetlands banking and wildlife habitat.Conservation Values
The ranch represents one of the few undeveloped parcels situated along the headwaters of the upper Colorado River in Grand County. The ranch is certainly one of a kind and the area in known throughout Colorado for its watershed and important wildlife habitat. The Colorado Conservation Partnership has identified the Upper Colorado River Corridor, which includes the Confluence Ranch, as a priority landscape of statewide conservation concern. The area was selected following extensive analysis including several regional workshops across Colorado with 46 local land conservation organizations, 50 open space programs and hundreds of individuals interested in land conservation. Confluence Ranch is an ideal candidate for a conservation easement and Mirr Ranch Group would be happy to provide information regarding the federal and state tax benefits associated with conservation easements.
