Ranch Operations
The ranch has 2 sources of income hunting and livestock grazing. Bull elk tags are sold for $12K each unguided. The current owner leases the grazing rights to neighbors, and summer-pasture grazing occurs approximately two months out of every year. Water Rights
The ranch comes with 64 acre feet of water out of the various drainages. There is a new permitted well generating ample water for domestic use close to the modular home.Leases
The seller currently leases the grazing rights to a neighbor. As any ranch management expert will tell you, some grazing is essential for range management and actually benefits the wildlife habitat. In exchange, the neighbor maintains fences and other cattle infrastructure on the Fishlake Ranch. This grazing lease is effective through 2012.Aesthetic Value
The natural beauty of this property is evident in the pictures. In September and October, the abundant golden quaking aspens dominate the gently rolling landscape.Investment Value
This is the finest hunting ranch money can buy in the western United States right now. Utah, in general, is not as sexy as Colorado, Wyoming and Montana; it is still under the radar. The market clearing price for this ranch, if it were in Montana, Wyoming, or Colorado, would exceed $2,500 an acre. Common sense would indicate that buyers will begin to look elsewhere as CO, MT, and WY prices continue to rise.
