Ranch Operations
The property has been carefully stewarded over the years and has allowed a mixture of livestock and hay production. Currently the owners graze 50 cow/calf pairs of cows and some horses. The ranch previously showcased champion draft horses. Irrigated hay fields offer excellent grass/alfalfa hay.Water Rights
The Sunlight Ranch has numerous water rights including ditch rights, ponds, springs, pumps, augmentation and wells. The surface ditch rights include approximately 11 cfs that irrigate approximately 250 acres. The ditch rights include: 4.5 cfs from the Lignite Ditch, .5 cfs from the Lignite Ditch No. 2, 4.6 cfs from the Lynch Ditch, and 1.5 cfs from the W.S. Smith Ditch. Additional water rights provide storage water to feed the 7 ponds constructed on the property. Some of these ponds are stocked with fish and others are used for wildlife, livestock and additional augmentation. Finally, several springs and wells provide domestic water for the various homes, cabins and barns.Mineral Rights
All of the mineral rights owned by the Seller will be conveyed. A complete mineral survey is available to qualified buyers.
