The current owners operate the ranch as a commercial cattle ranch and recreational property. The ranch is owner rated at approximately 350-400 animal units year-round, including the 330 animal unit (71 days) U.S. Forest Service grazing lease in the Bighorn National Forest. The generally mild and open winters make this a great mother-cow operation as the current owners have generally used the ranch for fall/winter grazing and calving. The ranch has a large hay base of 1,500 - 1,800 tons annually, with additional irrigated pasture. The property also features approximately 1,285 adjudicated acres for irrigation (with +/-300 acres of irrigated alfalfa under center pivot and side-roll sprinkler systems), and 4 stock reservoirs permitted with the State of Wyoming.

There is a new set of working corrals which includes a semi truck load-out, working pens, day lots, feed bunks, new hydraulic squeeze chute and certified digital scale. The pens and paddocks are fully watered. All the pastures are watered, via live steams, stock, ponds, windmills or a newly constructed gravity flow delivery system. All perimeter and interior pasture fences are in good to excellent condition.
