Ranch Operations
The ranch has 3 sources of income – hunting outfitting, grazing and hay production. The ranch has historically produced up 80-90 tons of grass hay per year.

The outfitting business, Badger Creek Outfitter generates an annual gross income of around $80 thousand per year. There are generally 6 hunters per season at $3,500 per hunter, and there are 4 rifle seasons.

Water Rights
There is an abundance of water on the property. Senior water rights out of Wilson Creek provide good surface water for hay production. In addition, there are 5 adjudicated wells on the property providing additional irrigation, stock and domestic water.

The owners irrigate approximately 50 acres and have historically put up as much as 90 tons of hay.


Mineral Rights
Seller’s interest in the mineral rights (believed to be 50%) will be conveyed to the buyer.


Leases
The seller currently leases the grazing rights to a neighbor.
