Improvements
Details on the improvements on this well-designed property include:
Location
Recently featured in Log Home Living magazine, this exceptional 80-acre ranch a sizeable chunk of private ground for the upper Arkansas region - is currently operated as an award-winning, working alpaca ranch, but can easily be home to any variety of activities from an equestrian, or other large animal set-up, to a family sporting retreat. The front (western) half of this property where the gated ranch entry is located is open and rolling, consisting of grazing land that is sometimes home to the large local elk population. A conservation easement has been placed on this 40-acre portion of the ranch. A 2.5 acre building envelope has been identified here that allows for another home to be built. The eastern forty acres is unencumbered and set back far from the county road. Much of this portion is timbered, with pinon/juniper and some ponderosa pine, sheltering the improvements that are all cloistered here on the secluded and private eastern part of the ranch.Locale
Collegiate Peaks Ranch is easily-accessed via state highway and a county-maintained road just six miles north of Buena Vista in Berrian Park, a sweeping valley that lies at the base of the majestic Collegiate Peaks, smack in the middle of central Colorado, two hours west of Denver and Colorado Springs and just over an hour to mountain resort towns like Vail, Breckenridge, and Aspen (in summer). Other interesting and historic towns in the Upper Arkansas River Valley within a 30-minute drive include Leadville, to the north, located at over 10,000 feet elevation, and Salida, to the south. Both Salida and Buena Vista boast popular whitewater parks right downtown and both towns are being restored to their earlier splendor and full of culture and recreational opportunities. Buena Vista is a burgeoning town replete with restaurants and shopping, as well as an airport with a runway over 8,000 feet long to handle larger jets. Because of all of the world-class recreational amenities nearby and reasonable land prices, Buena Vista and Salida are both being discovered by the young, entrepreneurial, and sporty set, kayakers, skiers, mountain bikers, whitewater rafters, and climbers intent on living the active, healthy mountain life in a cool place where one is never too far from a good cup of cappuccino. Climate
Chaffee County is known as central Colorados Banana Belt, with a mild year-round climate.
