The property is located in the Fishlake Mountains, along the northern edge of the Fishlake Hightop Plateau of South-Central Utah. The ranch is a private inholding, surrounded on three sides by the Fishlake National Forest.

Elevations range from 7,500 up to 10,000 feet. The lower reaches consist of a sub-alpine ecosystem with a pinon, juniper, sage, and gambel oak interface. The middle and upper elevations consist of a traditional alpine environment with huge mature aspens stands separated by gently sloping meadows and sage with small stands of black timber interspersed. There are three primary stream drainages with feeder seeps and springs throughout the property. The property slope is generally north facing.


Salina, UT, with a grocery store, restaurants and lodging, is 18 miles west. Richfield UT is 40 miles west of the property. Richfield is home to multiple restaurants, hotels, a hospital, and a jet accessible airport. Salt Lake City is only 2.5 hours north of the property. Las Vegas is 4 hours away, and Denver is 6.5 hours away.


The area enjoys a typical alpine climate with over 250 days of sunshine per year. Average summertime highs reach the low 80s, and in the winter, average lows hover in the teens.
