The ranch is situated in a very secluded and private valley, just minutes from the Bighorn National Forest, which provides access to over one-million acres for hunting, fishing, camping, horseback riding and many other recreational opportunities. For the polo and equestrian enthusiast, the Big Horn Equestrian Center is only a 45 minute drive to the north.



Improvements
Situated in a private end-of-the-road valley is the main house and equestrian facilities. A beautiful custom-built rock/log residence/lodge was constructed in 2001 and consists of 3,810 square feet of living space with another 1,550 square foot attached garage. The home includes 4 bedrooms, 4.5 baths, a large kitchen and open dining area, vaulted living room with large rock fireplace, and numerous utility and office space areas. The home is heated with in-floor water heating via natural gas. Each bedroom has its own deck, overlooking North fork of Crazy Woman Creek, just feet away.

There are numerous steel corrals, day sheds, and pens, including a 100-foot round pen, designed specifically for the avid horse person.


Locale
IX Ranch is located 12 miles south of Buffalo, Wyoming, Johnson County, and is accessed by U.S. Highway 87 and Crazy Woman Canyon county road. Sheridan, Wyoming is approximately 45 miles north and Casper, Wyoming is approximately 100 miles south. Buffalo’s airport can accommodate most private jets, with commercial air services in Sheridan and Casper.


Climate
Annual precipitation ranges from 14-18”, with much of the precipitation occurring during late winter and spring months. Winters are mild, with average lows below freezing and highs averaging 35-45 F, December through March. Summers are pleasant with lows in the mid-50s, and highs in the 80s.
