Angustorra Ranch - Colorado, Mesa County, Palisade

The Grand Valley has long enjoyed very senior water rights from the most reliable water source in the entire basin, the main stem of the Colorado River. Water from the local, private Grand Valley Irrigation Company is applied to over ninety percent of the Angustorra Ranch, producing lush hay fields, soybeans, and corn. The irrigation ditches and headgates are in good working condition and maintained annually. Much of this water right is tied to the land through the conservation easement.

The property can be whatever the buyer imagines, with its location in the mild, bucolic Grand Valley, well-draining soils, and reliable irrigation water supply from the Colorado River.

• Small cattle
  The Angustorra is presently operated as a small-scale cattle operation. It has a carrying capacity of approximately 20 cow/calf pairs on a year round basis.

  The Angustorra presently produces four cuttings of hay per year, making it a terrific equestrian operation.
  
• Fruit and wine
  The fruit and wine industry is flourishing in the fertile Palisade area. The area's famous peaches are sent to grocery stores and customers throughout the country. The Colorado Mountain Wine Festival, which takes place annually in Palisade, draws thousands to the area each fall to taste the area's increasingly sophisticated wines. Farmers' markets and wineries sell these products throughout the area, drawing even more visitors.
