Crested Butte Mountain Resort has been hard at work for the last few years, methodically improving the resort for both summer and winter recreation, while steadily increasing the number of visitors to the mountain. In just the past three ski seasons, the resort has increased the number of skier days by approximately 24%– an amazing boost that speaks to the desirability of the resort and the appeal of the authentic, Rocky Mountain atmosphere of Crested Butte and the Gunnison Valley.
Because the 156-acre Promontory Ranch adjoins this thriving ski area and offers a rare opportunity to own a significant portion of the community’s private land, an update on this summer’s news from Crested Butte is in order:
Ski Area Expansion: In mid-July, the resort announced that it had received approval from the Forest Service to move forward with its plans for a 500-acre expansion of the ski area. The expansion will focus on adding more intermediate terrain, which will make the mountain more “user friendly” for families and individuals seeking fun, but not overly steep, skiing. If approved, the expansion plans call for several new lifts, new snowmaking infrastructure, improvement of existing facilities, and a new warming hut. For summertime recreation enthusiasts, the plan includes the addition of over 15 miles of multiuse hiking and mountain bike trails.
The resort is working with a third-party contractor to prepare an Environmental Impact Statement, which will ensure that the expansion plans are environmentally sound and will not have any adverse affects on the area’s wildlife, water resources, or geology. This process is expected to take two years, after which the plans will be opened for public comment.
New Direct Flights: In early July, Alaska Airlines announced the addition of a direct flight from Los Angeles (LAX) to the Gunnison-Crested Butte Regional Airport (GUC) for the upcoming 2015-16 ski season. The flights, which will be every Wednesday and Saturday from December through March, will make travel much more convenient (a quick and easy three-hour flight) from one of the nation’s largest cities. This flight adds to the list of direct flights from other major US cities, including Chicago, Houston, Dallas, and Denver.
Wildflower Festival: Crested Butte is known as the “Wildflower Capital of Colorado” and this year’s Wildflower Festival was one of the most memorable in recent history. A very rainy spring created ideal conditions for the valley’s lush meadows to be filled with colorful, vibrant wildflowers. Although the festival officially ended on July 19th, there are still plenty of flowers and scenic landscapes to see. While the valley is full of spectacular hikes that are ideal for viewing wildflowers, one of the best, and most accessible, is the Snodgrass Trailhead property. (All of the photographs on this post were taken on this now-public property) From Gothic Road, you can hike through the meadows, or continue along the trail up to the 11,142-foot summit of Snodgrass Mountain.
Promontory Ranch presents a unique investment opportunity to own approximately 12% of the private land in the town of Mt. Crested Butte, a resort community that is clearly on a positive trajectory of exciting growth and improvement. The property’s dense entitlements and one-of-a-kind location make it an ideal acquisition for an end user, developer, or conservationist.
