The Robust Utah Ranch Real Estate Market

Over the years, we’ve marketed and sold some of the most iconic ranches for sale in Utah. In addition to selling several Utah ranches recently, we represented the seller in the sale of Wasatch Peaks Ranch just a few years ago.

A Historic Utah Ranch Sale: Wasatch Peaks Ranch

With 20 square miles of pristine alpine terrain within Utah’s famed Wasatch Mountains, the Denver Post boasted the Wasatch Peaks Ranch as offering “more ski terrain than Vail.” The Land Report awarded Mirr Ranch Group with the “Deal of Year” due to the enormity and significance of the transaction.

Initially listed for $46,000,000, the ranch sold to Wasatch Peaks Ranch LLC, a group of investors who intended to develop a private ski resort, similar to the Yellowstone Club located in southeastern Montana. Just this past week, we have an update on the group’s progress.

The Latest Developments

Wasatch Peaks Ranch, a private ski community, plans to offer 3,000+ acres of skiable terrain. The mountain will offer one of the longest vertical drops in the U.S., from a summit of 9,570′ to a base of 5,970′ (a 3,600-foot drop).

The ranch will consist of up to 750 housing units and is beginning a multi-phase, 10-15 year buildout, Ski Area Management reports. Access to the mountain will be restricted to investors and homeowners.

According to Townlift.com, the community has partnered with Leitner-Poma of America (LPOA) to break ground on two new chair lifts. The first phase of construction is scheduled to begin this Spring with two of the nine ski lifts ready for operation in December 2021.

Members of Wasatch Peaks Ranch will also have access to blue ribbon fishing on the Weber River, a sporting clay course, trails for mountain biking, hiking, and a planned Tom Fazio-designed golf course.

Mirr Ranch Group’s Track Record in Utah

Mirr Ranch Group has an excellent track record in Utah, selling every property we’ve ever listed in the state. Just recently, we’ve closed on three properties in the Bee Hive state, including:

Rio Virgin Ranch

Virgin, Utah
(Washington County)

$6,700,000

79 +/- Deeded Acres

Situated along three-quarters of a mile of the cottonwood lined Virgin River near the gateway to Zion National Park, lies the Rio Virgin Ranch. With limited availability of private properties of this size and scale along the Virgin River, the 79-acre retreat is set within the stunning red rock landscapes of Southern Utah. The main home, guest house, and equestrian barn/bunkhouse are impeccably designed and offer architectural finishes complementary to their natural surroundings. The property is an ecological paradise with rare riparian habitat, irrigated fields, and is situated between protected lands offering direct access to thousands of acres of public land.

Paradise Canyon Ranch

Croydon, Utah
(Morgan County)

$4,400,000

1,024 +/- Deeded Acres

Located in eastern Morgan County, Paradise Canyon Ranch is easily accessible from Ogden, Park City and Salt Lake City, Utah. Over a mile of the Lost Creek, a tailwater fishery, flows through the property and provides incredible fishing for Brown, Cutthroat and Rainbow Trout. The ranch entrance is located directly east of the 227,000 acre Deseret hunting unit and sits adjacent to 2 other private holdings on its eastern, northern and southern boundaries. Several cabins, part of a historic homestead, sit at the entrance to the ranch. Access to Croydon is directly off Interstate 84 (I-84) and the ranch entrance is 11 miles to the north on Lost Creek Road from the I-84 turnoff. The owners currently lease portions of the property to a neighboring rancher for grazing and haying. The ranch provides an idyllic setting for a family compound or lodge with the great outdoors as your backyard.

Twisted Gulch Ranch

Tropic, Utah
(Garfield County)

$1,586,000

244 +/- Deeded Acres

Just outside of downtown Tropic is the Twisted Gulch Ranch. With 244 deeded acres and access to tens of thousands of acres of Utah’s backcountry, the ranch offers plenty of opportunities to recreate, hunt, and ranch.  The current owners designed a home that overlooks irrigated pastures and provides 360-degree views of the classic southern Utah landscape. The ranch features its own assortment of washes, draws, smaller buttes, pastures and hosts a variety of native flora and fauna.  Twisted Gulch is within a 4-hour drive from both Salt Lake and Las Vegas and is within a 1 to 4-hour drive of Utah’s mighty five National Parks: Canyonlands, Arches, Zions, Bryce, and Capitol Reef.  Small ranching communities in southern Utah have yet to be discovered by the masses. Twisted Gulch is a great opportunity for those looking to set roots in a small, classic western community.

Congrats to our Utah ranch brokers, Chris Corroon, Ken Mirr, and Mike McGarry on their continued success in the state. If we can help you buy or sell ranch real estate in Utah, contact us today.
