Minnesota Creek Retreat is 160 acres built around live water — over a mile of Minnesota Creek running through a private valley in Colorado’s West Elk Wilderness foothills, just outside Paonia. The ranch pairs that creek frontage with an off-grid log home, a separate guest cabin, and working barn and shop space, all flanked by nearly 21,000 acres of adjoining BLM and National Forest land. It sits within a premier elk and deer unit, with over-the-counter tags and Landowner Preference Program possibilities on top of the fishing right out the back door. Overview

Minnesota Creek Retreat carries both a working identity and a recreational one. Twenty irrigated acres and a barn and shop keep it functioning as a real ranch, while the home, guest cabin, and thousands of acres of neighboring public land make it just as capable as a full-time retreat or seasonal getaway.

Location

The ranch sits about five miles east of Paonia in Gunnison County, beneath Gunnison Mountain and Lion Gulch within GMU 53, with year-round gravel access.

Improvements

Minnesota Creek Retreat is home to thoughtfully constructed, turn-key improvements. The 3,140 sq. ft. log home, built in 1999, runs on solar and micro-hydro power with a great water supply, and features log-beam construction, a central fireplace, and decks overlooking the creek and mountains. A separate 877 sq. ft. guest cabin offers two bedrooms, one bath, and updated finishes, while a 1,667 sq. ft. log barn with horse stalls and a 1,869 sq. ft. metal shop round out the working improvements.

LOCALE

The ranch sits just south of the Highway 133 corridor, which is the scenic gateway to the world-class resort communities of Aspen and Crested Butte.

History

The North Fork Valley was explored in 1853 and settled in 1880 after the Ute reservation closed. Paonia was incorporated in 1902. Cattle ranching, coal mining, and orchard agriculture shaped the valley’s economy over time. The ranch’s log home was built in 1999.

Climate

The North Fork Valley has four distinct seasons, with warm summers and cold, snowy winters typical of Colorado’s Western Slope. Snowpack from the surrounding National Forest keeps Minnesota Creek flowing through the growing season.

Hunting

Minnesota Creek Retreat backs to nearly 21,000 acres of BLM and National Forest land, expanding the ranch’s footprint well beyond its own fence line and putting an owner within reach of that public ground right out the back door. The ranch lies in GMU 53, one of the few units in Colorado still issuing over-the-counter elk tags for the 2nd and 3rd rifle seasons, and is also a candidate for the Landowner Preference Program. With BLM and National Forest bordering the property, mule deer and elk move through as a matter of habitat rather than luck.

Fishing

Minnesota Creek holds wild trout along its run through the property, and with additional stream improvement work, the fishery would be enhanced even further.

Recreation

The surrounding area offers hiking, mountain biking, and other backcountry recreation across the region’s public lands.

Ranch Operations

The ranch has historically operated as a hay production, livestock grazing, and big game hunting operation. 

Water Rights

7.155± CFS of decreed water rights support irrigation of the hay ground; domestic supply for the home and cabin comes from the stream with a purification system. There is also a well.

Taxes

2025 property taxes totaled approximately $5,972. No HOA, no covenants, and no special assessments on record.

Aesthetic Value

Mountain views toward Gunnison Mountain and Lion Gulch, a creek-carved valley floor, log and stone architecture that fits the setting, and the kind of seclusion that comes from bordering public lands.

Conservation Value

The ranch’s frontage on Minnesota Creek and its position against roughly 21,000 acres of contiguous BLM and National Forest land make it a strong candidate for future conservation easement consideration, preserving riparian habitat and the wildlife corridor it currently supports. No easement is currently in place.
