1. Agreement to These Terms

Mirr Ranch Group, LLC (“Mirr Ranch Group,” “we,” “us,” or “our”) operates mirrranchgroup.com and the related pages, forms, downloads, and media it makes available (the “Site”).
By using the Site, subscribing to our newsletter, downloading property brochures or other materials, submitting a property inquiry or contact form, listening to or interacting with our podcast, or otherwise accessing our content, you agree to these Terms of Service and to our Privacy Policy. If you do not agree, please do not use the Site.

2. Changes to These Terms

We may update these Terms at any time. The Effective Date above reflects the current version. Your continued use of the Site after an updated version is posted means you accept the revised Terms.

3. No Brokerage or Professional Relationship

Using the Site, requesting information, downloading a brochure, subscribing to updates, or submitting an inquiry does not create a brokerage relationship, agency relationship, fiduciary duty, or client relationship between you and Mirr Ranch Group or any of its brokers. A brokerage relationship is created only through a written agreement signed by both parties.

Unless we have disclosed otherwise in writing, Mirr Ranch Group represents the seller in transactions involving properties listed on the Site.

Mirr Ranch Group, LLC is a licensed real estate brokerage in Colorado, Wyoming, Utah, Nebraska, Kansas, New Mexico, Idaho, and Montana. Some properties presented on the Site are located in other states and are listed by partner or affiliate brokerages licensed where the property is located. In those cases, the listing brokerage, not Mirr Ranch Group, is the licensed broker for the property, and inquiries are handled by that firm.

Members of our team hold professional credentials in fields outside of real estate brokerage. Nothing on the Site, and no communication sent through it, creates an attorney-client relationship or any other professional advisory relationship.

4. Property Information

All property information on the Site is provided for general informational purposes only. This includes price, acreage, boundaries, maps, aerial and drone imagery, water rights, mineral rights, grazing permits and leases, conservation easements and other encumbrances, improvements, carrying capacity, wildlife and hunting information, access, zoning, and tax treatment.

Information is obtained from the seller and other sources believed to be reliable, but it is not guaranteed by Mirr Ranch Group and is subject to errors, omissions, prior sale, change in price, or withdrawal without notice. Maps and boundary depictions are illustrative only and are not surveys.

Buyers and their advisors are responsible for independently verifying all information material to a purchase decision, including through survey, title work, water rights review, legal and tax review, and physical inspection.

5. Fair Housing and Equal Opportunity

Mirr Ranch Group supports the principles of the Fair Housing Act and the Equal Opportunity Act. We do not discriminate on the basis of race, color, religion, sex, disability, familial status, national origin, or any other class protected under applicable federal, state, or local law.

6. Educational Content Is Not Professional Advice

Our articles, guides, market reports, conservation and water rights content, podcast episodes, videos, and other educational materials are provided for general informational purposes only. They are not legal, tax, financial, investment, appraisal, or other professional advice, and they do not account for your specific circumstances.

Land, water, tax, and conservation law vary by state and change over time. Consult qualified professionals before acting on anything you read or hear here.

Views expressed by podcast guests, contributors, and other third parties are their own and do not necessarily reflect the views of Mirr Ranch Group.

7. Intellectual Property

Content on the Site, including photographs, video, drone footage, maps, graphics, written content, podcast audio, brochures, logos, trademarks, and page design, is owned by Mirr Ranch Group or its licensors and is protected by United States and international copyright and trademark law. Some photography and other media on the Site is owned by third parties, including sellers, photographers, and content providers, and is used with permission; all rights in that material remain with its respective owners.

Whether a given item is owned by Mirr Ranch Group or by a third party, you may not copy, reproduce, republish, distribute, sell, license, modify, or create derivative works from any Site content, or use it for any commercial purpose, without prior written permission from the rights holder.

We grant you a limited, revocable, non-exclusive license to view, download, and print Site materials for your own personal, non-commercial use in evaluating our properties and services.

8. Acceptable Use

You agree not to:

Use any robot, spider, scraper, crawler, or other automated means to access, monitor, copy, or extract content or data from the Site, except for automated agents that identify themselves accurately and access the Site in accordance with the directives in our robots.txt file. This exception covers search engine crawlers, and also covers crawlers operated by search, answer, and artificial intelligence services to the extent our robots.txt file permits their access. Where our robots.txt file disallows a given agent, that agent has no permission to access the Site by any means.
Collect, harvest, or compile property listings, imagery, or contact information from the Site for republication, resale, or inclusion in any database, dataset, or training corpus, except where such access is expressly permitted by our robots.txt file, or with our prior written permission.
Circumvent, ignore, or misrepresent your identity in order to defeat the directives in our robots.txt file, any rate limiting, or any other access control on the Site.
Attempt to gain unauthorized access to the Site, its servers, or any connected systems, or interfere with its normal operation.
Use the Site to transmit unsolicited commercial messages, malicious code, or unlawful, misleading, or harassing content.
Frame, mirror, or link to the Site in a way that misrepresents our brand or your relationship with us.
Use the Site in violation of any applicable law or regulation.

Our robots.txt file is located at https://www.mirrranchgroup.com/robots.txt and may be updated from time to time. We may suspend or block access for anyone who violates this section.

9. Submissions and Feedback

If you send us testimonials, comments, questions, photographs, ideas, or other content, you grant Mirr Ranch Group a non-exclusive, royalty-free, worldwide, perpetual license to use, reproduce, adapt, and display that content in connection with our business, including in marketing materials, without compensation.

You confirm that you have the right to share anything you send us. Please do not send confidential or proprietary information through the Site.

10. Communications and Call Handling

When you submit a form, subscribe to our newsletter, download a brochure, or contact us through the Site, you consent to be contacted by Mirr Ranch Group by email, telephone, or text at the contact information you provide, including about properties, market updates, and our services. Our brokers may contact you by call or text from their individual mobile numbers as well as from our main office lines. Message and data rates may apply, and message frequency varies. You may unsubscribe from marketing email at any time using the link in any message, reply STOP to opt out of text messages, or contact us directly to opt out of any communications.

Some telephone numbers displayed on the Site are tracking numbers that route to our office. Calls to and from Mirr Ranch Group may be recorded or monitored for quality, training, and record-keeping purposes. If you prefer not to be recorded, please tell us at the start of the call or contact us in writing instead.

11. Third-Party Sites and Services

The Site may link to or embed third-party websites, tools, media players, and services for your convenience, including podcast platforms, mapping tools, video hosting, and partner and affiliate brokerages. We do not control these services and are not responsible for their content, availability, terms, privacy practices, or the accuracy of the information they provide. Your use of them is governed by their own terms.

12. Privacy

Our collection and use of personal information is described in our Privacy Policy, available at https://www.mirrranchgroup.com/privacy-policy/, which is incorporated into these Terms by reference. The Privacy Policy also explains the cookies and similar technologies used on the Site and how you can review and change your cookie preferences.

13. Availability of the Site

We may modify, suspend, or discontinue any part of the Site at any time without notice. We do not guarantee that the Site will be available at all times or free of interruption.

14. Disclaimer of Warranties

The Site and all content on it are provided on an “as is” and “as available” basis, without warranties of any kind, express or implied, including warranties of merchantability, fitness for a particular purpose, title, non-infringement, accuracy, or uninterrupted or error-free operation. We do not warrant that the Site will be free of viruses or other harmful components.

15. Limitation of Liability

To the fullest extent permitted by law, Mirr Ranch Group and its brokers, employees, affiliates, and licensors will not be liable for any indirect, incidental, consequential, special, punitive, or exemplary damages, or for lost profits or lost opportunity, arising out of or relating to your use of the Site or your reliance on information obtained through it, even if we have been advised of the possibility of such damages.

Our total liability for any claim relating to the Site will not exceed one hundred dollars ($100). Some jurisdictions do not allow certain limitations of liability, so portions of this section may not apply to you.

16. Indemnification

You agree to indemnify and hold harmless Mirr Ranch Group and its brokers, employees, and affiliates from any claims, damages, losses, liabilities, and reasonable attorneys’ fees arising out of your use of the Site, your violation of these Terms, or your violation of the rights of any third party.

17. Copyright Complaints

We respect the intellectual property rights of others. If you believe content on the Site infringes your copyright, please send written notice to [email protected] with the subject “Copyright Complaint.” Your notice should identify the copyrighted work, identify the material you believe is infringing and where it appears on the Site, provide your contact information, and include a statement that you have a good faith belief the use is not authorized. We will review and respond to complaints and remove infringing material where appropriate.

18. Accessibility

We want the Site to be usable by as many people as possible. If you encounter difficulty accessing any part of the Site, contact us at [email protected] and we will work to provide the information you need in an alternative format.

19. Governing Law and Venue

These Terms are governed by the laws of the State of Colorado, without regard to its conflict of law rules. Any dispute arising out of or relating to these Terms or your use of the Site will be brought exclusively in the state or federal courts located in Denver, Colorado, and you consent to the jurisdiction of those courts.

These Terms govern your use of the website only. Real estate transactions are governed by the law of the state where the property is located and by the terms of the signed listing, buyer representation, and purchase agreements applicable to that transaction.

20. General

If any provision of these Terms is found unenforceable, the remaining provisions stay in effect. Our failure to enforce any provision is not a waiver of it. These Terms, together with our Privacy Policy, are the entire agreement between you and Mirr Ranch Group regarding your use of the Site, and do not modify or supersede any signed listing, buyer representation, or purchase agreement. You may not assign these Terms. We may assign them in connection with a merger, acquisition, or sale of assets.
