Roff Ranch

Located on the western edge of Platte County, Wyoming and in the shadows of Chimney Rock with Laramie Peak looming in the distance is the Roff Ranch. Along the banks of the North Laramie River in a spectacular foothills setting, and less than 30 minutes from Wheatland, Wyoming and 2.5 hrs from Denver, this 444-acre property is not only aesthetically appealing, but the property and its historic improvements have been well maintained. With over 2 miles of productive river and riparian corridor, whitetail, mule deer, and turkey frequent the area. Nearly 140 acres of irrigated and sub irrigated hay meadows provide a valuable production component. This is an easily accessible property, rich in valuable recreational attributes, and in an incredible setting.

The Roff Ranch has some varied terrain along the North Laramie River corridor. Encompassing a few pine breaks and buck brush hillsides, most of the property is irrigated and sub irrigated meadows with riparian and wetland corridors. Healthy stands of cottonwood, boxelder, and willows are scattered throughout the meadows.

Improvements

There are two homes located on the property, as well as all the supporting structures you would typically see on a ranch operation of this size. Most of the ranch structures have been on the property since the 1930s and have been well maintained throughout the years and located in a well predicted area off the county road with exceptional views of the surrounding Laramie Mountains.

Hunting

The recreation on the Roff Ranch is superb. Not only are you in the heart of arguably one of the best elk areas in the state with thousands of acres of forest service lands just miles up the road from the ranch, the river corridor within the ranch is home to a very healthy herd of mule deer, turkeys, and whitetail deer.

Fishing

The fishing on the ranch is good for rainbow trout. This freestone river meanders through the property for over 2 miles and has several good holes that holds trout throughout the year. Streambed improvements could create an exceptional world-class fishery with what nature already gave the property.

This ranch benefits from territorial water rights dating back to 1887, filed by the Mitchell Family, the same family that remains in control of the ranch today nearly 133 years later. While significant improvements have been made to the property over the years, many of the improvements are nearly 100 years old and have been up kept and maintained in good working order. The meadows and irrigation infrastructure have been improved over the years and the hay production is exceptional for a foothills property in the region.
