When we were initially engaged on Dutton Creek Ranch, it quickly became clear that we were working with something truly special. The seller saw immense potential in a large property that had been left without much care for over a decade. Despite the neglect, the ranch offered attributes that are difficult to replicate in today’s ranch market. With incredible elk populations, water rights for irrigation, and a prime location just 15minutes from Pagosa Springs, the property had the foundation to become one of Southern Colorado’s finest ranches.

He constructed 10 miles of roads throughout the property, redid 7 miles of irrigation ditches, and crafted one-of-a-kind improvements—all without compromising the property’s outstanding wildlife habitat. The result was a ranch that blended modern amenities with the natural beauty that makes it a standout.

What the buyer discovered was his ideal legacy property—stunning mountain views, herds of elk numbering in the hundreds, lush hay meadows, and breathtaking vistas of the San Juan Mountains. These features, combined with the property’s proximity to Pagosa Springs (just 15 minutes away) and Stevens Field Airport (only 5 minutes away), set Dutton Creek Ranch apart for a scrupulous buyer we’d been working with on a multitude of other properties across the Mountain West for almost two years.

Dutton Creek Ranch ultimately sold for its full asking price of approximately $13,000 per acre—a rare achievement for true ranch properties in Colorado.
