Celebrating 20 Years: A Look Back on the Sale of Cielo Vista Ranch

As part of our 20th anniversary celebration, we’re highlighting some of the most memorable ranch sales from the past two decades – those that represent not only incredible land and legacy but also the values we hold at Mirr Ranch Group. One of our most iconic sales was Cielo Vista Ranch in 2017.

At 83,368 deeded acres, Cielo Vista is among the largest and most pristine private properties in North America. But size alone didn’t define this ranch. The ranch combined rugged alpine terrain, which is ideal for hunting trophy elk and bighorn sheep, with native trout fisheries and the highest privately-owned peak in the world: 14,053-foot Culebra Peak.

The ranch stretched across 23 miles of the Sangre de Cristo range and included 18 peaks over 13,000 feet. Thick old-growth forests covered 80% of the land, and more than 100 miles of creeks supported critical riparian habitat and populations of pure-strain Rio Grande cutthroat trout. This wasn’t just another scenic mountain retreat – it was a landscape intentionally managed to support wildlife and provide exceptional hunting.

For over a decade prior to the sale, the owners had taken a hands-on approach to stewardship by limiting hunting to archery-only and keeping harvest numbers low to promote trophy genetics. Their efforts created one of the most respected private hunting destinations in the West, home to thousands of elk, deer, and Rocky Mountain bighorn sheep.

But the path to closing this deal was far from simple. While the property’s size and grandeur were unmatched, the presence of a large-scale conservation easement and a unique set of historical access rights, which allowed 7,500 residents adjacent to the ranch to graze and collect firewood/lumber, created uncertainty for potential buyers.

Rather than shy away from those complexities, we met them head-on. We emphasized that these factors were already priced into the property and that their real-world impacts were far less daunting than they appeared on paper. Our strategy focused on high-net-worth individuals with a passion for hunting, conservation, and the ability to embrace the responsibility of owning a property of this scale.

Ultimately, our extensive network delivered. The ranch was sold to a conservation-minded buyer who not only appreciated the magnitude of the landscape, but also understood the legacy they were stepping into.

This was one of the most high-profile ranch transactions in the country that year – and one of the most rewarding for our team. It marked a successful transfer of an extraordinary property into the hands of a true steward, and reinforced our mission to keep iconic Western landscapes protected, productive, and working for generations to come.
