The house sits on the side of a hill overlooking Mill Creek below and the Little Laramie Valley with the Snowy Mountain Range in the distance. Location

The ranch is easily accessed off of I-80 just 15 miles west of Laramie, WY and lies in the picturesque Little Laramie River Valley. To the west, the ranch is 10 minutes to the Snowy Range and Medicine Bow Mountains, and 20 minutes to the Snowy Range Ski Resort.

The city is about 50 miles west of Cheyenne, Wyoming, and 130 miles north of Denver, Colorado. Laramie lies along U.S. Route 30, Interstate 80, and U.S. Route 287, and it remains an important junction on the Union Pacific Railroad line.

Locale

The population of Laramie is approximately 30,000 and is home to the University of Wyoming. Laramie is also the County Seat of Albany County. May of 2018 marked the 150thAnniversary of Laramie, known as the Gem City of the Plains. In that same year of 1868, Wyoming Territory and Albany County were also formed. The city draws outdoor enthusiasts due to its abundance of outdoor activities. In 2011, Laramie was named as one of the best cities in which to retire by Money Magazine, which cited its scenic location, low taxes, and educational opportunities. Laramie is loaded with western tradition and history. As a result of having a first rate university, the city is also culturally diverse and offers great dining, shopping, entertainment and all needed services.

Climate

Laramie is on a high plain between two mountain ranges, the Snowy Range, about 30 miles to the west, and the Laramie Range, 7 miles to the east. The city’s elevation above sea level is about 7,165 feet. The Laramie River runs through Laramie toward its confluence with the North Platte River east of the Laramie Range.

Laramie’s total precipitation averages about 11 inches a year, and the average number of rainy days per year is about 86. The city experiences a day that is 90°F or warmer 2.2 times a year. The average temperature in December is 21.1°F, and in July it is 64.0°F. Annual snowfall averages 48 inches. Because of the high elevation, winters are long, and summers are short and relatively cool.

The ranch elevation is approximately 7,200 feet.

As noted, the Laramie River Valley is rich with outdoor activities throughout the year and this ranch is no exception with excellent trout fishing on multiple streams, hunting and equestrian activities on site.

There is picturesque riding on the ranch and you are just a short trailer ride away from endless riding in the National Forest.

Fishing

The fishery on the ranch is Mill Creek, which has been leased by Rocky Mountain Anglers. The creek winds through the property for just under 3 miles. Even though it’s not a touted reputation fishery, the creek produces monster brown trout. Additional work could be done to improve the habitat and structure of the creek and make it an even better fishery!

Hunting

A good population of pronghorn antelope, mule deer, and elk like to migrate to the valley during the colder winter months. The current owners have had good success hunting on the ranch. The area and the nearby Medicine Bow National Forest are loaded with diverse wildlife including waterfowl, elk, deer, antelope, moose, bear, mountain lions, and turkey. The Medicine Bow National Forest is over a million acres and is readily accessible from the property. Additional fishing as well as boating is available at Rob Roy Reservoir in the National Forest.

Snowmobiling

The Snowy Range Mountains are one of the finest snowmobiling areas in the country. It consists of more than 200 miles of groomed trails and 120 miles of ungroomed but signed trails.
