Mydland Ranch

The Mydland Ranch is a beautiful and diverse ranch property, located within minutes of the famous western town of Sheridan, Wyoming. The Mydland Ranch is approximately 373 deeded acres with Soldier Creek running through the entire length of the ranch. The property has a great combination of hay meadows, wooded riparian habitat, and cedar breaks, providing fantastic habitat for a diversity of wildlife, including upland birds, white-tailed deer, mule deer, and pronghorn. The property is located adjacent to the city of Sheridan, Wyoming, and was a target for potential development. The current owners were able to secure the property and protect it in perpetuity through a conservation easement, which fully enables a continuation of agricultural and recreational activities, along with a building envelope for the future owners.

The Mydland Ranch is approximately 373 acres in size and is located in north-central Wyoming, near the famed Bighorn Mountains and the historic western town of Sheridan, Wyoming. The ranch has a nice compliment of hay meadows, upland foothills, and forested riparian, all providing great wildlife habitat as well as agricultural production in the form of livestock grazing and hay production. Soldier Creek flows through the property for approximately 0.75-miles, providing a source of year-round live water for livestock and wildlife.

Improvements

There are no improvements currently on the property, although there is a 5-acre building envelope that will allow for construction of a home, guest house, and associated buildings. There is irrigation infrastructure in the form of and underground pipeline and ditches.

Locale

The Mydland Ranch is located just west, and within minutes of Sheridan, Wyoming. Sheridan is a highly coveted community and was recently selected as the #1 Western Town, by True West Magazine. Sheridan boasts fine dining, shopping, arts, equestrian events, polo, professional rodeo, hospital/medical facilities, and world-class golf. Sheridan is also equipped with a commercial airport with daily flights to and from Denver, Colorado. The ranch is within minutes of the Bighorn National Forest, providing excellent hunting, fishing, and other recreational opportunities on hundreds of thousands of acres of public lands.

Climate

Annual precipitation ranges from 14-16”, with most of the precipitation occurring during spring and again in fall months. Winters are mild, with average lows below freezing and highs averaging 35-45 F, December through March. Summers are lows in the mid-50s and highs in the 80s. A unique weather attribute for the immediate area is the Chinook (warm) winds that occur regularly during winter months, allowing for open pasture conditions and spring-like temperatures.

The Mydland Ranch provides habitat for a variety of wildlife, including pheasant, Merriam’s turkey, Hungarian partridge, sharp-tailed grouse, white-tailed deer, pronghorn, and mule deer.   Several other species of non-game birds and small mammals can also be observed on the property.   There may also be opportunities to foster a pond fishery in one of the existing reservoirs on the property. Other recreational opportunities include hiking, horseback riding, mountain biking, and photography.

Ranch Operations

The current ranch operations include livestock (cattle) grazing and hay production, both of which are leased to local neighbors. There may be an opportunity to increase irrigated hay ground and production through the securing of additional stored reservoir water rights, in addition to the adjudicated State of Wyoming water rights that currently exist.

Conservation Value

The Mydland Ranch has significant conservation values and ecological features of great importance, enough to protect in perpetuity.
