Celebrating 20 Years: Looking Back on the Sale of Pole Mountain Ranch

As part of our 20th anniversary, we’re reflecting on some of the most memorable sales in Mirr Ranch Group history. One that stands out is Pole Mountain Ranch, sold in 2020, an exceptional alpine property in Wyoming’s Laramie Mountains. Sold to a multi-generational family seeking a place to gather, this transaction highlighted the power of thoughtful marketing, deep buyer understanding, and the enduring appeal of Wyoming’s mountain landscapes.
Located near the headwaters of Boxelder Creek and framed by coveted Laramie Range views, Pole Mountain Ranch spans 2,300 acres (1,785 deeded and 515 leased). Towering granite spires, timbered hillsides, aspen-filled draws, and nearly 100 acres of improved mountain-irrigated meadows define the landscape. With almost seven miles of creek frontage, the property offers excellent fishing, dependable water, and lush riparian habitat.
The ranch includes an 8,000 sq. ft. estate-quality lodge, a 1,200 sq. ft. A-frame cabin, and the original two-story homestead cabin, all completely remodeled and immaculately maintained. Together, these structures blend comfort with rugged mountain character, creating a rare high-country sanctuary.

While the property’s scenery and recreation were exceptional, the scale of the improvements introduced an additional layer of complexity. The ranch offered far more infrastructure and residential development than what is typically found in this part of Wyoming, which meant the buyer pool needed to be carefully identified and aligned with those amenities. This dynamic required a strategic and intentional approach to finding the right fit.
Our team recognized early that traditional land-based buyers were unlikely to be the best fit. Instead, we repositioned the marketing effort to focus on buyers seeking upscale improvements, multigenerational use, and a turnkey mountain retreat. By highlighting the property’s lodging capacity, infrastructure, recreation, and privacy, we were able to attract a pool of improvement-oriented buyers whose priorities aligned with the ranch’s strengths. The final buyers recognized the value of the ranch’s extensive improvements and the opportunities it provided for family gatherings, holidays, and long-term enjoyment. The sale placed Pole Mountain Ranch in the hands of owners who will continue to steward and enjoy the landscape in a meaningful way.
Pole Mountain Ranch stands as a reminder that every ranch property has its own story and its own audience. Matching those two is where expertise matters most. As we celebrate 20 years of ranch brokerage, this sale remains a testament to the value of thoughtful representation, an eye for potential, and a deep understanding of the Western landscape.
