As we continue to reflect on some of our most iconic past sales in celebration of Mirr Ranch Group’s 20th anniversary, Wasatch Peaks Ranch, sold in 2019, stands out as one of the most complex and rewarding transactions in our history. This 12,740-acre ranch is not only a recreational paradise, but also a key piece of Utah’s alpine landscape.
Set within the heart of the Wasatch Mountains just 35 minutes from Salt Lake City, Wasatch Peaks Ranch offers some of the best skiing, hunting, and fishing terrain in the country. At the time of sale, it was considered one of the last undeveloped parcels of its size in the region, with elevations reaching 9,570 feet and an average of 400 inches of snowfall per year.
But beyond the size and recreational opportunity, it was the potential of this landscape – and the care required to transition it into the right hands – that made this sale especially significant.






The property controlled a staggering 11 miles of continuous ridgeline, featuring 24 distinct peaks and 15 alpine bowls. With an estimated 5,500 acres of skiable terrain – more than many major ski resorts in North America – it was a rare opportunity for private skiing and future development. It also included 1.75 miles of the Weber River, prime for fly-fishing, and hosted trophy elk, deer, and other wildlife for permitted big game hunting.
