


Several spillover sales from 2025 are being finalized in the first quarter of 2026. While the price-per-acre figures aren’t setting records, the overall deal amounts certainly are. In the early stages of my career, we discussed $20 million deals, but today we’re witnessing ranches with valuations far exceeding that benchmark. Although these high-aggregate sales remain relatively rare, they are drawing significant attention and a broad pool of buyers.
Large legacy properties that once had to be sold in smaller parcels are now in high demand, with ranches of all sizes being eagerly acquired. Inventory is gradually increasing across the Rocky Mountain West; however, it still remains relatively low compared to what we experienced before the COVID-19 pandemic. While new listings are likely to continue rising, we have yet to reach a point where inventory outnumbers buyers.
High-dollar deals are being recorded across multiple states, yet pricing and quality remain paramount. Exceptional properties are commanding premiums, while the rest of the inventory must adhere to market data and comparable sales to attract potential buyers. I anticipate that pricing will become increasingly critical as inventory continues to rise across the Rocky Mountain region.
Certain types of real estate, such as dryland farms and other cultivated lands, face challenges due to looming droughts and repressed commodity markets. As a result, these properties may stagnate or experience declines in price per acre, particularly if buyer interest is diminished and a need for quicker sales arises.
That being said, I believe the ranch, farm, and recreational real estate market will continue to experience robust activity. In fact, our firm is kicking off the year with an exceptionally strong performance, which might be one of the best starts we’ve ever had. Currently, there are no indications of weakening demand in the immediate future, barring any significant political or economic upheaval.
Given these trends, I am cautiously optimistic that the real estate portfolios we manage will enjoy another stable year.
