Wolf Mountain Ranch is approximately 9,280 deeded acres in size, situated in a panoramic valley setting amidst the Little Wolf Mountains.  The terrain is varied, with mountainous timbered peaks to lowland foothills where the ranch is comprised of mainly ponderosa pine forest habitat with interspersed native grassland parks and productive dry land alfalfa meadows.  The ranch has several natural springs along with other perennial water, providing a good distribution of water sources for wildlife and livestock.  The ranch varies in elevation from 3,400 to 4,750 feet.

Improvements

The ranch has a modern 5,400 sq. ft. lodge built in 2008 and is situated on a scenic mesa, overlooking much of the valley meadows and forested foothills below.  The lodge is comprised of 6 bedrooms, 6 bathrooms, a recreation room/bar, lodge style kitchen, dining room, and large living room with vaulted ceilings and a custom rock fireplace.  The lodge has central air heating/cooling powered by propane, domestic water well/septic system, landline telephone service and satellite internet access.  In addition, there are approximately 900 sq.ft. of covered porches and decks.  At headquarters, there is a 2,400 sq. ft. metal shop with three garage bays, walk through door, and concrete floors.  On the east side of the ranch there is a small one room hunting cabin with electricity and running water, recently upgraded and remodeled with tongue and groove siding, bunk beds, and a wood burning stove.

Locale

Wolf Mountain Ranch is located approximately 35 miles east of Hardin and 12 miles west of Colstrip, in southeastern Montana.  Billings, Montana, is approximately 90 miles west, and is Montana’s largest city, with commercial air service (Logan International Airport), regional medical services and college institutions, arts, shopping, and dining.  The historic Western town of Sheridan, Wyoming is also within proximity, approximately 130 miles south, and also has commercial air service to and from Denver, Colorado.  The ranch is located less than an hour from Custer National Forest, providing additional recreational opportunities.

Climate

Annual precipitation ranges from 15-18”, with most of the precipitation occurring during late winter and spring months.  Summers are mild, with average lows in the mid-50s and average highs in the 80-90s F.  Winter low temperatures average below freezing and highs in the 30-40s F range.  The ranch is situated amongst the Little Wolf Mountains, which does catch slightly more precipitation than the surrounding plains areas.

Hunting

The ranch boasts incredible big-game hunting along with upland bird hunting.  Several world class elk and mule deer have been harvested on this legendary ranch and surrounding area in recent years.  A recent #1 Pope and Young World Record Typical Archery Elk was harvested directly adjacent to Wolf Mountain Ranch, in the same hunt unit.  It is realistic to observe and hunt 400+” elk on the ranch during early fall archery hunting season, and 200+” mule deer during the archery and rifle seasons.  The ranch encompasses a mountain basin with lush meadows, which draw game into the ranch from miles around.

Fishing

The famed Bighorn River is less than an hour away from the ranch, a premier wild trout fishery for the avid fly fishermen.  The Bighorn is a year around tail-water fishery, for wild brown and rainbow trout, with estimates of greater than 6,000 trout per mile of river.  There are several fishing guide services available near Fort Smith where the most productive fishing is located.

Wing Shooting

Wing shooting in the area can be spectacular.  The mixed deciduous shrub community found along the foothills of the Wolf Mountains provides spectacular habitat for sharp-tailed grouse and Hungarian partridge.  Wild pheasants are found near the concentrated small grain agricultural areas, while Merriam’s turkeys are found throughout agricultural and forested ponderosa pine habitat.  Waterfowl hunting can be tremendous along the Bighorn River corridor and adjacent agricultural fields, with concentrated populations of greenheads and Canada geese found throughout the fall hunting season.

Ranch Operations

The current ranch operations include a combination of hay production and cattle grazing.  The cattle grazing program is currently leased to two neighboring ranches, with a very conservative stocking rate of 400-500 animal units for approximately 4-5 months.  Water sources (wells, springs, and stock reservoirs) are well distributed throughout the ranch, providing adequate grazing utilization.  Currently, the haying operation is conducted on existing dry land alfalfa meadows, yielding 250-300 tons of hay annually.  There would be additional haying opportunities and expansion if one desired.

Water Rights

All water rights appurtenant to the property will convey with sale of the ranch upon closing.
