The Surging Demand for Shared Ranch Communities

Over the past three months or so we have observed a significant increase in buyer interest for Colorado properties that are affiliated with convenient amenities and high-end shared ranch communities like Elk Creek Ranch, Grand River Ranch, and the Ranches at Five Pine Mesa.

The Advantages of Shared Amenity Ranches

These types of ownership opportunities provide a perfect solution for ranch buyers seeking:

  • immediate usability,
  • strong recreational components,
  • and a worry-free ownership/management experience.

According to Land Broker Daniel Carter, “I believe the relatively achievable price point of many of these properties has been a key driving factor to the recent sales activity we’ve seen throughout Colorado as ranch investors are finding more value in the amenities and sensible “bang for the buck” practicality of ownership. As a result, the inventory for quality recreational ranches in this price range is dwindling.”

Shared ranches come in many shapes and sizes with different infrastructure and recreational opportunities as well. Be sure to read our previous article discussing some of the most common types of shared ranches.

“We are seeing greater investment in resort areas and shared ranches. Both of these types of ranches lend themselves to buyers who are looking for easily accessible amenities and year-round ease. When it comes to shared ranches, these buyers not only want the amenities nearby, they want to own a part of it while having the privacy of a larger piece of land like those offered at Grand River Ranch and Ranches at Five Pine Mesa,” explains Land Broker Haley Mirr.

While Carter and Mirr are seeing multiple sales over the last month at shared amenity ranches with several more going under contract, Mirr Ranch Group does have additional listings in these communities coming to market soon. This includes three new properties at Ranches at Five Pine Mesa, an additional ownership opportunity at Elk Creek Ranch, and more on the horizon.

“We are excited to bring these new properties to market that can satisfy the demand that’s currently out there,” commented Carter.

New Listings at Ranches at Five Pine Mesa

These pristine high alpine properties are located in the Upper Yampa River Valley of northwest Colorado, and are situated atop an elevated plateau and boast 360-degree mountain views, numerous recreational opportunities, and borders the Routt National Forest. Trails link the ranches to over 1 million acres of forest lands, leading to countless high alpine lakes and landmarks and the famous Flat Tops Wilderness Area.

These ranches enjoy membership to the Ranches at Five Pine Mesa, providing additional resources and economical ranch management. The Association consists of a total of ten properties ranging between 50 and 400+ acres. Five Pine Mesa is structured similarly to an HOA and provides shared amenities to member-owners, including a 53-acre central parcel that is owned by the association and has a shared barn with a workshop, storage loft, and manager’s apartment.

The common parcel also features a luxurious 1,378 square foot log cabin that overlooks a private pond and is available for accommodating owners and their guests. The HOA employs a full-time manager/caretaker who performs interior road and fence maintenance, home monitoring, and maintenance, as well as general coordination of ranch activities and winter access via snow machine.
