The sale of Tolland Ranch represents one of the most significant land transactions in Colorado’s Front Range mountains in recent years. Encompassing approximately 3,334 ± deeded acres in Gilpin and Boulder Counties, the ranch is one of the last remaining large, intact private holdings along the Peak-to-Peak corridor.

Located just south of Eldora Mountain Resort and minutes from Nederland, the property rises from approximately 8,000 feet along South Boulder Creek to nearly 13,000 feet near Buckeye and Tennessee Mountains, with expansive views toward the James Peak Wilderness. Extensive live water, adjacency to Roosevelt National Forest, and close proximity to Denver and Boulder combine to create a rare blend of accessibility, privacy, and ecological value.

Held and stewarded by the Toll family since the late 1800s, the ranch carries deep historic roots tied to Colorado’s mining era and the original Tolland townsite. In 2015, the property was permanently protected by a conservation easement, preserving its open space, habitat, Greenback Cutthroat Trout, and 3.5 miles of the South Fork of the Boulder Creek while allowing continued private stewardship.

The process began with a comprehensive evaluation of the ranch’s legal framework, conservation easement parameters, physical attributes, multiple leases, including a large income generator with Eldora Ski Area, and operational considerations to establish a clear understanding of both opportunities and constraints. From there, we developed a valuation and positioning strategy that reflected the ranch’s scale, proximity to the Front Range, adjacency to public lands, live water resources, and the long-term certainty created by conservation protection. The final stage focused on identifying and engaging a highly qualified buyer pool aligned with the ranch’s legacy and stewardship values, emphasizing its rarity, ecological integrity, and recreational attributes through targeted outreach and Mirr Ranch Group’s national network.
