Field Notes 2025: Utah and Idaho Market Insights

The market for agricultural and hunting properties in Utah in 2025 can best be described as measured and selective. We did not see a large number of new offerings enter the market, nor a significant surge in new buyer demand. That said, pricing for high-quality properties continues to hold steady.

A number of larger land tracts came to market in 2025, with landowners seeking to build on the strong growth seen in prior years within the industrial and single-family development sectors. More recently, those markets have shown signs of cooling, and some properties are priced ambitiously and taking longer than usual to transact.

There remains a limited supply of truly high-quality fishing properties and hunting properties, and only a small number of these assets traded hands in 2025. While some discretionary buyers are approaching the market cautiously, well-capitalized buyers – often with purchasing capacity up to $10,000,000 – are staying engaged and appear to be taking a more opportunistic, long-term approach to investing in Utah.

The 2025–2026 ski season has had a slow start due to warmer temperatures and limited precipitation. If these conditions persist through the end of March, we may see some near-term pressure in Utah’s high-end second-home market in the spring and summer of 2026. For buyers, this environment could create meaningful opportunities across ranch and recreational property segments.

With the significant appreciation of production land values in Utah, southern Idaho remains an attractive alternative for second-home recreational buyers and agricultural producers alike. We are seeing Utah ranchers explore grazing and farming opportunities just across the border, and Idaho continues to offer compelling value for Wasatch Front residents willing to travel approximately two hours for less crowded communities and abundant, underutilized recreational resources.
