East Canyon Ranch

Situated in a quiet section of Morgan County is East Canyon Ranch.  Offerings of large ranch properties with guaranteed hunting rights in Utah are rare.  This working cattle ranch is only a 55-minute drive from downtown Salt Lake City and is just 50 minutes from Park City.  East Canyon Ranch is an ideal property for that individual or family seeking well-being through ownership of their own private sanctuary.  

The ranch encompasses 5,000 acres, mostly in Morgan County but a smaller portion of the ranch extends into neighboring Summit County.  Upon entering the ranch, a visitor will encounter beautiful, open hillsides, host to grazing cattle and horses.   4 points of access off of East Canyon Road provide ingress and egress to two homesites on which a new owner has the option to build two mountain-style homes.  The ranch elevation off of East Canyon begins at about 5,200 feet.  Lower portions of the ranch include wide open pastures of native grasses interspersed with sage, cedars, and gamble oak.  Heading east toward the upper reaches of the ranch, a visitor can explore numerous canyons through a well-maintained road system.  These higher elevations, at around 7,800 feet, feature aspen groves & mountain shrubs and provide dramatic views of valleys below as well as the surrounding peaks of neighboring ski resorts.  The perimeter of East Canyon Ranch is over 15 miles in length.  The property is home to abundant wildlife, including wintering deer and elk herds. The entire ranch is accessible via a road system plus there are numerous game trails throughout the ranch’s interior.  The current owners have recently improved roads at the southern end of the ranch which borders thousands of acres of public land, including the 3,600-acre East Canyon Wildlife Management Area.

Hunting Operations

The ranch is a co-member of the 5S Cooperative Wildlife Management Unit (CWMU).  Ownership of CWMUs is highly sought after in Utah.  Currently, a hunting lease is in place that accommodates private hunts for United States military veterans and their families through the neighboring Warrior Rizen Foundation.  The buyer of East Canyon Ranch will be privy to buck deer or bull elk tags through the CWMU program and through general season archery & rifle hunts.

Recreational Endeavors

Miles of trails throughout East Canyon Ranch, combined with the condition and grades of those trails, provide incredible opportunities to mountain bike, hike, or trail run.  The ranch can also be explored on horseback or ATV.  A yurt complex exists at the highest ridgeline of the ranch for “end of the journey” overnight lodging or just a great place to entertain friends and family. Abundant populations of animals and birds provide a haven for wildlife enthusiasts and bird watchers.  The conservation easement allows for the placement of additional, temporary lodging facilities such as yurts and sheep camps.  The property is well positioned near the increasingly popular ski areas of Snowbasin and Powder Mountain in addition to the Park City area resorts. East Canyon State Park nearby is set amid rugged hills and features fishing, boating, and swimming during the summer months.

The next owner of East Canyon will benefit from a third-party grazing lease so as to not be burdened with running the day-to-day operations of a working cattle ranch.  The ranch comfortably holds up to 100 grass-fed cow-calf pairs, which graze pastures and hillsides from April through October.  In the fall, cows are moved off the ranch.  Portions of the lower pasture are farmed for hay and used for late summer and fall grazing. There is adequate stock watering available through perfected water rights that will be conveyed to the next owner.  The current owner has made significant improvements to the ranch and has introduced a progressive, regenerative approach to farming and ranching which minimizes impacts to valuable soil and water resources.  The ranch manager will continue to make improvements with assistance and input from the next owner of the East Canyon Ranch.  Additionally, an equestrian complex is located adjacent to the ranch where year-round boarding and training facilities are available to a new owner if so desired.
