Oak Ridge Ranch is a classic Colorado intermountain recreation and production property. The landscape is gently sloping with beautiful meadows and aspen trees. This is a fabulous hunting property with loads of deer and elk, and over-the-counter tags (elk) for residents and non-residents. Sweeping views of dramatic snow-capped peaks abound in nearly every direction. The BLM trailhead for the Black Canyon of the Gunnison is only a few hundred yards from the property boundary, and the charming town of Crawford, Colorado is only about 10 minutes away.
Oak Ridge is a beautiful intermountain property consisting of two distinct ecosystems. The lower reaches are characterized by rolling sage and gambel oak covered hillsides. The higher country is mostly aspen-covered with some pine, fir and spruce intermixed. Elevation varies from around 6,500 up to 8,500 feet.
Oak Ridge Ranch is basically unimproved. There are no homes or structures on the property. The ranch is perimeter and cross fenced. There is a water pipeline, through which the owner is entitled 10 domestic taps, which runs through the property. Two-track ranch roads provide access to most of the property.
Oak Ridge is less than 10 miles south of Crawford in Montrose County, Colorado. The property is west of CO Hwy 92, and just east of the Black Canyon of Gunnison National Park.

Hotchkiss, Colorado, with a grocery store, hotels and restaurants, is less than 20 minutes north of the property. Montrose Colorado, with all services including a hospital, Target, Wal-mart , and many hotels and restaurants, is only an hour away from the ranch. On the north end of Montrose, there is a commercial airport with non-stop service to Denver, Dallas, Houston, Atlanta, Newark, Chicago, Phoenix, Oakland and Los Angeles.
The North Rim entrance to one of America’s great treasures, the Black Canyon of the Gunnison National Park, is less than 10 minutes away from Slash Spade. The canyon is, in places, over 2,500 feet deep with sheer, almost vertical cliff walls. Black Canyon is especially unique because of its narrow width. In spots, the canyon is only 50 feet wide. The park includes hundreds of miles of hiking trails around the rim and into the gorge. The canyon was created and carved out by the Gunnison River. This stretch of the Gunnison is world-renown for its incredible scenery, class 4+ rafting opportunities, and excellent fishing.
Telluride and Crested Butte Colorado, with world-class skiing, are each around two hours away from the property.
Oak Ridge is an outstanding hunting ranch. The current owners have been harvesting 15 to 20 bull elk per year. Several years ago Colorado Parks and Wildlife implemented an antler point restriction for bull elk here, and the trophy-quality has markedly improved. Unlimited over-the-counter elk tags are available for rifle and archery elk seasons.
The ranch lays in CPU game management unit 63, which is widely regarded as an outstanding trophy-quality unit for mule deer. 180”+ bucks are not uncommon in this area, and the ranch is home to a healthy deer herd.
While there is no fishing on the ranch itself, fabulous fishing opportunities abound just a few miles from the property on the Gunnison River.
Oak Ridge Ranch is primarily a hunting and mountain recreation property. Material income is generated through elk and deer hunting on the property. The property is also suitable for summer cattle grazing.
There are no conservation easements encumbering this property. This is a high priority area for the land trust world. The area has experienced rapid development over the past decade, and Oak Ridge would be an excellent candidate for a conservation easement.
